Stratford Centre Up For Redevelopment

The Westfield mall in Stratford may get all the plaudits, but just on the other side of Stratford Station concourse is another rather older shopping centre with a defunct office building on the top of it called Morgan House. This is new set for a makeover that will also see two new towers constructed as part of the continuing plan to regenerate the centre of Stratford and make it one of the leading districts of 21st century London.

Amongst the project proposals are a new 1,875 square metre public square, the complete rejuvenation of Morgan House to bring it up to the latest standards, two residential towers with 590 apartments, and the re-cladding, although not replacement, of the Stratford Centre multi-storey car park.

The residential towers should be approximately 130 metres and 70 metres tall respectively with the taller building, Building 1 rising to 42 levels and containing 246 apartments plus roof gardens. It's intended that this building will be clad in white terracotta tiles. Building 2 will consist of 20 storeys with 116 new apartments and have its exterior dominated by a white concrete grid giving it a chunky look.

Morgan House, the local blot on the landscape, will be transformed into a residential building with 222 flats plus ground floor retail. Animating the exterior of the building will be glazed miniature winter gardens with colourful balconies whilst residents will also be able to enjoy a large roof garden.

Further to this, development is also expected of the area around Broadway Terrace but that land isn't owned by the developer of the Stratford Centre, although there is a local masterplan that should lead to a coherent result.
The scheme is being redeveloped by CEPF Chariot Sarl with Catalyst Capital managing the project.
