Farrells Working On Westminster School Site

Farrells has been hired by Westminster City Council to design a new development of five buildings on the site of the North Westminster Community School.

The quintet of buildings are called North Wharf Gardens. They are aimed largely at the residential market with 434 new homes between them, plus other uses thrown in to vary the pot including some office space, the predictable ground floor retail units and a limited number of business units aimed specifically at small businesses with affordable rents.

With the busy A40 road running nearby, this also presents an opportunity to put business units along that stretch on the lower levels rather than apartments to help prevent residents from having to live with bad traffic. For those on the upper floors that overlook the road, they will all be double aspect apartments that also present a view towards the south and the middle of the site.

The project is arranged throughout the site in a series of buildings that stretch from 11 to 16 storeys in height with them effectively ringing the perimeter and enclosing a central landscaped space. Running between the buildings and over this space will be a number of new pedestrian routes. This is intended to not only be a new open space, but a multi-purpose one that can function as one would expect a proper public park to do so.

The proposals have had their designs broadly welcomed by the Mayor's office, albeit with the point that it's felt the facades presented by the buildings to the A40 road, one of the major approaches into central London are underwhelming and could do with tweaking to improve their quality. These have since been modified, but whether they meet the full approval of London's planning authorities remains to be seen.
