- These plans for the shopping centre in Elephant and Castle were developed by UK Land to sit on the southern end of the site as part of their regeneration proposals of the early 90s.
- At the time the area was heavily occupied by British government civil servants, with the National Health Service as the main tenant for the nearby Alexander Flemming House. Fearful that regeneration would cause rents to rise in the area, and thus their own letting costs, they opposed the scheme although it still won planning permission from Southwark Council. Despite this the scheme failed to get off the ground.
