  • To help fit into the built environment and surrounding masterplan, Sheppard Robson broke the design of 3 Hardman Street into a quartet of stepped sections with the highest one acting as a place-marker for the corner of Hardman Square.
  • Vertical fins on the building facade help reduce solar gain whilst lighting controls within are automatic and set themselves according to the level of daylight penetration.
  • As a mark of its size, and reflecting the four individual sections it has been designed as, it boasts four separate entrances and four lift cores within the structure. This means it can be split into four individual vertical office villages.
  • Adding further flexibility, each floor can also be divided into up to four sections for multi-tenanted space. This allows the key tenant, Barclays to expand and reduce its space beyond the 8,000 square metres of anchor tenancy to accommodate short-term demand.
  • Optimising the location of the retail units has seen them placed bounding Crown Square and fitting in with the existing shops. This also helps encourage pedestrian permeability to the north and the key Mancunian street of Deansgate.
  • Upon completion in 2009, 3 Hardman Street held the British record for the largest single office building ever speculatively developed outside London.
