New Resi Tower For NOMA

Haus Collective has designed this new 36-storey tower to stand at on the Angel Gardens site in NOMA, Manchester.

For those who don't know, NOMA is a 20 acre site that is being redeveloped as a joint venture between the Co-Operative Group and Hermes Real Estate, and is the scene of the recent construction of a new landmark building for the Co-op. parcels of land have been handed over to various developers, and in the case of Angel Gardens the trio of Moda Living, Caddick Developments, and Generate Land have teamed up for this joint venture.

The project features the 36-storey tower on one corner of what is a low-rise courtyard perimeter block as the highlight of a development that will contain some 450 new apartments and 2,000 square metres of mixed use commercial space including office space and retail. It goes without saying that the interior of the courtyard block will be landscaped gardens with a pedestrian route through the site from Rochdale Road.

The tower itself boasts darker cladding to contrast with the lighter low rise blocks, and helps continue their roof-line despite rising above them thanks to an angled cantilever that sees it jut out on the ninth floor.

Although it will appear on the skyline to be almost the same height as the Co-operative Insurance Tower that stands nearby, the height of the building from ground level will be slightly shorter due to the fact that the site sits on a slight rise, but nonetheless it promises to have a transformative effect on the Manchester skyline.

The project is the latest in what has become a veritable flood of towers for Manchester in recent months. A planning application has yet to be filed but is expected to surface sooner than later if the mooted completion date of 2017 can be hit.
