22 Storey Plans By Aedas For Leeds Mayfair Site

Aedas Architects has designed this 22 storey hotel and office building for the Kenmore Group to sit on the site of the abortive Mayfair development that was dumped following the failure of Sterling Capitol to realise their plans.

Mayfair had been designed by Carey Jones Architects who planned for an 85 metre tall residential tower with 272 apartments but the timing of the project for the developer was such that it only won planning permission when it was becoming obvious that Leeds city centre was being overwhelmed with new-build apartments and a glut was approaching.

Sterling Capitol sold the site with the rundown Bridge House on to Kenmore in 2007 who brought in Aedas to design a new plan and a planning application was originally set to be filed in latter part of 2008 although this has since been overtaken by events in the financial markets that have thrown everything into the air.

Aedas designed the building so that it would have conference and dining facilities on its four lowest floors with the hotel and offices above it.

Framing the corners of the building are light stone whilst the north face of the building has a sheer blue glass fašade providing the loftiest part of the building mass, with floor to ceiling glazing that also projects out strongly over ground level on the east of the site.

Elsewhere such as the east fašade of the tower it is split into several sections with the lower featuring horizontal brown louvres and the upper part with blue fins running vertically up it. These fins also run up the southern side of the tower and are used as a fašade overrun passing the roof level and connecting with the projecting stone edging.

Whether this design will eventually go up is anyone's guess, but it does show that Kenmore has big plans to eventually do something with the rundown site they own.
