Tower Hamlets Approves Twisting Docklands Tower

The almost skyscraper at Canary Wharf, Crossharbour Phase 2 Building 1, has been approved by Tower Hamlets Council.

Designed by Skidmore Owings and Merrill as the crowning part of Ballymore's redevelopment of the former London Arena site, the 45 storey building will contain 330 new apartments and rise to 149.90 metres tall, only 10 centimetres short of skyscraper status and the tallest building proposed south of Canary Wharf so far.

The tower is distinctive thanks to the clever appearance of twisting or wriggling, something that it doesn't actually do. The structure is actually a straight up ellipse much like the Ontario Tower without the lipstick top, and the distortion of the building envelope is in reality caused by rotating the balconies that wrap around the tower with each floor.

It's a clever and cost effective way of making something look a lot more elaborate than it really is and a well established trick for SOM who frequently use projecting balconies or outer facades to create the appearance of an irregular building shape.

Approval of the development also includes several lower-rise buildings, the largest of which will be Building 8, a mixed use 19 floor structure rising to 68.95 metres tall. Within will be 143 hotel rooms and 195 apartments. Also included is the mostly residential Building 9.

Ballymore has for the past six years made numerous planning applications all for different tower elements of the scheme but perhaps this time they will be happy with what they have gotten. No schedule has yet been released on when construction or marketing of the scheme will begin but Phase 1 is currently under construction which bodes well for the eventual construction of Phase 2... one day.
