  • Neathouse Place was rebuilt in 1997 by Avery Associates Architects, a restoration of a previously empty office block in Victoria. The decision to renovate was made after it was determined that demolition would be too expensive as the building bounds one of the busiest traffic routes in London.
  • Avery added numerous new architectural features to Neathouse Place - an entrance rotunda, a lift core and external staircase, lucrative penthouse offices and a new roof suspended above them, service towers at the ends of the building to handle such things as cooling and heating keeping the floorspace between free, and new facades.
  • On the northern side of the Neathouse Place where solar gain is a minimal concern, standard floor to ceiling glazing is used.
  • In dealing with the low floor to ceiling height, a mere 2.45 metres, a raking facade was added on the southern side of the building. It helps marginally extend the floors out which should draw the eye of the occupier out to the expansive views that can mitigate the low ceiling. It also provides enhanced solar shading, and adds detail to what was previously a plain slab block.
  • The building renovation was such a success it was completely pre-let within six weeks of the marketing beginning on it.
